Make the best of working from home

Those of us Realtors love the flexibility of being able to come and go, in and out of the office.  We love to spend all the time we want to with the family.  We love to be able to do all of our errends at anytime.  There is a problem though, many of us don't treat this as a real business.  We are all in business for ourselves, and have made some investment into our businesses.  We have to treat this as a real business.  We can't just come into the office whenever, if ever.  We can't just come in any old clothes.  We can't just stay in bed checking our email, and then deciding if there is anything we need to do that day.  NO!  We need to give this profession, the Brokers we work under, and most importantly, the clients, the respect deserved.  We are starting to see some people who got into the business a couple of years ago, when the money was flowing and you didn't have to work, leaving the business.  This is because it was so easy and so many sales, that they never had to learn to work.  They didn't understand that real estates has cycles.  But, that means that the rest of us have to come to work, even if it is in our own home office, ready to work.  We have to have a work plan, no just a game plan.  We have to go by a schedule.  We have to shower and dress, even if working from home, and be ready to show that client, or take care of other necessary business.  We have to treat this, even from home, as a REAL business, because it is.  Here are some tips to help the business from home. 

1. Make a separate work space from the rest of your home and only spend time in it when you are actually working. Make it off limits to family members -- kids and spouses do not belong there.  Isolate yourself from your home routine and focus your attention on your work.

2.  Have a schedule and sit at your desk at the same time every day, with normal business hours. Prioritize your work by what is needed to get done and keep that to the schedule.  Don't allow daily cares to interupt.  Create a goal sheet and look at it constantly to keep you on track.  The problem is that no one is looking over your shoulder, telling you what to do next.  We can easily start to say I will do that tomorrow, but time goes by and things pile up, and then we let things really start to slide.

3. Dress like a professional during normal hours. You do not have to wear stockings and high heels, but it helps to get out of your pj's and put on a crisp shirt.

4. Don't start working on  house chores until the end of the business day. You wouldn't wash the dishes, walk the dog or cook lunch for the kids if you were in a real office. Give yourself short deadlines for specific tasks and do household work only in between, but then stop and go back to work.  Doing the house chores will not grow your business, and besides, clients need to know when you are available for them.  If you are busy doing home things, your work will suffer.

5. Return calls from friends and  check messages only at scheduled times. Being stuck in a home office all day can be frustrating, so instead of seeking distraction through communication, tackle boredom by allowing yourself short breaks outside. Take advantage of your situation by getting into your neighborhood and farming, or just getting to know the neighbors.  Let yourself be seen.

Do our job well

I just got a quote that I have to share.  In this time of sales taking a little longer, or finances being a little tighter, or having troubles even getting a listing, we need to make sure that whatever task we are doing, we are doing it to the best of our abilities.  Don't do things half way or trying to find shortcuts.  Others will see and realize what you are doing, and that will effect you do the road, if not now.  I don't care if it is going out of our way to pick up that piece of trash, or clean up after someone else, we must look for and find ways to serve others.  Don't allow ourselves to become so self-consumed that we forget about the others around us.  Don't allow our troubles to be fore front in our lives and wear them on our shoulders.  We need to just go doing something to better the situation, instead of focusing on it and making it bigger than it really is.  The more we focus on our problems, the more frozen in place we become, and we can actually bring on more problems, by not stepping our and moving on.  We have to get up, dust ourselves off, and do something that will promote our business and ourselves.  Don't allow those around the office, who are complaining about how bad it is and just want us to sit there with them, to bring us down to their level. Complaining does no one any good, and puts nothing on our families table.  It is time to make things happen.  The days of getting phone calls from people who are ready to buy and know exactly what they want is over.  We have to learn how to work now.  It is time to be a rainmaker.  Enjoy this quote.

What? Could There Be Possible Life in Rosamond? 1-15-08

Rosamond Municipal Advisory Council were presented a plans on a proposed master planned community located at Rosamond Blvd., between 72nd St and 75th St W. If this project continues to progress, Rosamond will have a place that is somewhat like the Third Street Promenade in Santa Monica.

Plans include commercial and residential areas, with single-family attached and detached homes.

The plans are still in their early stages, but members of the council liked what they saw., even though the board didn't take any actions. This was only a presentation. The board didn't see anything objectionable at this point. They still have to see if there are any negative environmental impacts.

The project covers about 160 acres, near the Willow Springs Raceway. They are planning a movie theater, restaurants, boutiques, cafes, and a walking area. They are also, seeing about a supermarket. Down the road they may have a convention center, a maybe a gas station at Rosamond and 75th St W. They are also, considering a hotel.

The plan also, calls for 428 homes on lots from 6000-10000 sq ft. These homes will be from 1800-2200 sq ft. There will be some lots that are from 12000-15000 sq ft with homes that are 3000-4500 sq ft.

The planners are also talking to a church group who wants about 10 acres for a house of worship.

There will be a park like greenbelt that ill separate the homes from businesses to reduce noise. These project also has several entrances to enhance traffic flow.

The planning commission looks at if this is in a flood plain, safety concerns, and resident concerns. There is still a lot in the air, like home prices, and when planners can actually break ground. There also, isn't a dollar figure yet on the total of the project, but "it's going to cost a good chunk of money."

I think this would give some new life in Rosamond and really add to the value of life in this sleepy little desert town. The Willow Springs Raceway already attracts people every weekend, but this could be the shot in the arm needed to put Rosamond on the map, and raise the quality of life. This could make Rosamond a vacation destination and have people dropping their dollars here. Well, that is my opinion.

Why is credit important?

There are a lot of numbers involved when you are looking to buy a home. Perhaps one of the most important is your credit score. Also referred to as a FICO score, this number tells a lender how likely you are to pay back your debt. The higher your score, the more likely you are to make good on your commitment.


Clearly it is in your best interest to manage your credit wisely because it can boost your ability to borrow. Start by finding out your score. Each person is entitled to one free credit report annually. If the number is lower than you would like, here are five tips for raising your score.


1. Start by paying your bills, from credit cards to utilities, on time. Delinquent payments pull down your rating. And the later your payments, the more negative the affect.


2. Do not automatically close accounts, even if they are old or paid-off. You want creditors to see that you have a history of meeting your debt obligations.


3. Don't open unnecessary new accounts or add accounts too quickly. While it is true that lenders like to see a mix of credit, they also consider the length of the relationship. Too many new accounts can lower your average account age, which can also lower your overall score.


4. If you are very concerned about your score and need to make more sweeping changes, consult a credit counselor. These professionals can formulate a plan that can help you consolidate debt and create more manageable payments.

Look at your options before deciding what to do.

Homeownership isn't always a happily ever after story. There are times when owners can no longer meet their mortgage obligations. In this case, there are several options.

One is foreclosure. In this scenario, buyers have a grace period where they can stay in the home and try to make good on their outstanding debts. Eventually, if they are unable to reverse their current course, the bank or lender will evict the owner, reclaim the home and place it on the market for sale.

A second, lesser-known option is called a short sale. Here the lender agrees to take a loss on the home in exchange for recouping most of what is owed to them. In other words, if you owe $90,000 on your mortgage, your bank may agree to take $80,000 and consider the debt paid. The benefit for the lender is that the case is expedited and closed without the added expense of a foreclosure proceeding. Of course the seller would not see any profit from the sale.


If you find yourself in such a position, research the short sale option further. Start by using online resources to learn about the agreement. If you think it is feasible for you, consult with your lender and a real estate attorney who is familiar with this arrangement

Also, it is very important that you understand the tax implications in a short sale. While the lender may be willing to accept less than what it is due, the government will consider the debt forgiveness as income and a taxable gain. Speak with a certified public accountant that is well-versed in this area.


When you closed on your home, you surely did not envision yourself in this situation. Unforeseen circumstances, such as a job loss, can put you in a position you never imagined. It is imperative that you look at all options, including bankruptcy, foreclosure and the short sale before you select the one that will work best for you.
